Concrete pavers are one of the most popular hardscape choices in McKinney and North Texas. But over time, pavers face UV exposure, Texas heat, organic growth, and settling from our expansive clay soils. This case study walks through a real paver restoration project we completed for a McKinney homeowner.
Before: What We Found
- Severe biological growth — green algae covered ~60% of the surface in shaded areas
- Weed intrusion — polymeric sand had broken down; weeds established in joints
- Sand loss and joint erosion — individual pavers rocking underfoot in several spots
- Efflorescence — white mineral deposits near a downspout
- Surface oxidation — warm terracotta color had faded to washed-out pinkish gray
The Restoration Process
Step 1: Thorough pressure washing using a rotary surface cleaner for consistent, even cleaning. Step 2: Weed treatment and joint clearing. Step 3: Polymeric sand application — swept into all joints and compacted with a plate compactor. Step 4: Two coats of penetrating paver sealer formulated for North Texas conditions.
After: The Results
The algae, staining, and efflorescence were gone. The pavers recovered close to their original warm terracotta color. The joints were clean, tight, and filled. The homeowner said it looked better than a year or two after original installation.
